What control programming covers
Control programming is the design, coding, integration, and commissioning of automated systems that run buildings and industrial processes. In the Denver metro, the work typically falls into two tracks: Building Automation Systems (BAS) / Direct Digital Control (DDC) for mechanical, electrical, ventilation, lighting, and related building systems; and industrial controls using PLCs, SCADA, and HMIs for process and equipment automation. Scope often includes control architecture and communication strategy, controller programming and tuning, multi-brand system integration, custom graphics and operator interfaces, sensor and actuator integration, VFD coordination, on-site commissioning, diagnostics, and ongoing optimization or retro-commissioning. For industrial work, scope may also include control panel design and programming, panel retrofit, and integration of robotic cells with PLC logic.
text
BAS and DDC programming
Commercial and institutional projects commonly need engineered control sequences, shop drawings, and controller logic that manage HVAC equipment, air handlers, terminal units, boilers, chillers, pumps, lighting interfaces, and related points. Programming work includes DDC logic development, loop tuning, alarm strategy, trending, and energy-focused sequences that improve comfort and reduce wasteful runtime. Platforms frequently encountered include Honeywell WEBs, Distech Controls, and Tridium AX/Niagara environments. Graphics development gives operators clear floor plans, equipment faceplates, setpoints, and fault views. Installation support coordinates point-to-point checkout with field teams so software matches installed hardware before functional testing.
text
Industrial PLC, SCADA, and HMI work
Industrial control programming focuses on reliable machine and process automation. Typical deliverables include PLC logic in languages such as Ladder Logic and Function Block, SCADA configuration for supervisory monitoring, and HMI screens for operator control. Projects often integrate sensors, safety and process interlocks, VFDs, and networked I/O. Control panels may be designed, built, and programmed to industrial construction standards such as UL 508A listing requirements where applicable, with retrofit options for legacy panels. Start-up services cover download, I/O validation, sequence proving, and troubleshooting of software-to-hardware interface issues. In manufacturing and process environments, robotics cells may be programmed and tied into PLC supervision.
text
Protocols, materials, and integration methods
Interoperability depends on deliberate protocol and network choices. Open protocols such as BACnet, LonWorks, and Modbus are commonly used to connect controllers, meters, VFDs, and third-party equipment and to limit vendor lock-in. Some sites still require proprietary controller tools alongside open supervisory layers. Common materials include DDC controllers and PLCs, sensors and actuators for temperature, humidity, pressure, and flow, HMI touch panels, VFDs, Ethernet and field-bus networking hardware, low-voltage control cabling, power wiring, and conduit. Methods emphasize unified supervisory integration (often Niagara-class platforms for multi-vendor BAS), phased modernization of legacy controls to reduce downtime, secure remote monitoring for diagnostics, and documented commissioning that proves sequences against design intent.
text
Denver permits, inspections, and code context
Control programming itself is software and sequence work, but associated electrical and mechanical installation usually triggers City and County of Denver permitting through Community Planning and Development (CPD). Electrical permits are typically required when control panels, sensors, actuators, or related circuits are installed or altered. Mechanical permits apply when controls interface with or modify HVAC and other mechanical systems. Larger scopes that change building systems or structure may also need building permits. After permit issuance, city electrical and mechanical inspections check installed work against approved plans and adopted codes. Applicable references commonly include the Denver Building and Fire Code, Denver Electrical Code (NEC/NFPA 70 with local amendments), UL 508A for industrial control panels where used, ASHRAE 90.1 energy-related expectations, ASHRAE 135 (BACnet), and Denver’s IBC/IMC-based mechanical provisions. A municipally licensed Denver general contractor coordinates the overall project and the licensed specialty trades who pull trade permits and perform regulated electrical and mechanical work.

What buyers should evaluate
Compare contractors on relevant BAS or industrial project experience, platform depth (for example Tridium Niagara, Honeywell WEBs, Distech, and major PLC brands), and fluency with BACnet, LonWorks, and Modbus integration. Ask how they document sequences, points lists, network architecture, and as-built graphics. Prefer open-protocol design where the site needs multi-vendor flexibility. Confirm commissioning process, owner training, and post-turnover support options such as preventative maintenance, remote diagnostics, and service response for logic or interface failures. For industrial panels, ask about UL 508A panel construction practices when panels are in scope. Review how the team coordinates with mechanical, electrical, and controls installers so programming, wiring, and equipment start-up stay aligned. Cost is project-specific and depends on point count, platform mix, panel scope, integration complexity, and commissioning requirements.
FAQ
Common questions
What is included in control programming for a commercial building?
Typical BAS/DDC scope includes control narrative and architecture, controller programming and tuning, BACnet or other protocol integration, graphics/HMI development, point checkout support, functional testing, and commissioning. Many projects also add alarming, trending, energy sequences, and staff orientation on the operator interface.
What platforms and protocols are commonly used in Denver-metro projects?
Common BAS environments include Honeywell WEBs, Distech Controls, and Tridium AX/Niagara. Industrial work often uses PLC ladder or function-block logic with SCADA/HMI supervision. Communication frequently relies on open protocols such as BACnet, LonWorks, and Modbus, sometimes alongside Ethernet networking and vendor-specific tools.
Who handles the electrical and mechanical permits and licensing?
A municipally licensed Denver general contractor coordinates the project and the licensed specialty trades. Electrical and mechanical permits are issued through the City and County of Denver Community Planning and Development Department when wiring, panels, HVAC interfaces, or related systems are installed or altered. Trade-specific licensed contractors perform the regulated electrical and mechanical work under that coordination.
Do control upgrades always require replacing every controller?
Not always. Many facilities use phased modernization: keep viable field devices where practical, replace obsolete controllers or supervisory software in stages, normalize to open protocols, and recommission sequences area by area to limit downtime. The right path depends on existing hardware health, protocol support, cybersecurity posture, and operational priorities.
What should be delivered at turnover?
Buyers should expect as-built drawings or points lists, sequence documentation, network/addressing records, graphics and user access setup, commissioning results, and basic operator training. Clear documentation makes future service, tenant changes, and multi-vendor integration far less disruptive.
How is project cost determined?
Cost is project-specific. Drivers include facility type, controller and point counts, new versus retrofit conditions, panel fabrication needs, protocol translation, graphics scope, commissioning depth, and required electrical or mechanical companion work. A site review and controls inventory are used to define scope before pricing.
