From Burst Pipe to Full-Home Equity Play

A waterline burst while the owners were on vacation, triggering an insurance claim for floors and drywall. Instead of a like-for-like patch, Autotelic showed the owners how combining the claim with a planned remodel would buy a real equity position — then delivered the full scope: kitchen, two baths, a bearing wall out with a flush beam, a master-bath expansion with a curbless wet room, and new floors throughout. The owners sold a few years later at a profit.
The Challenge
Come home to a flooded house, or come out ahead? The insurance scope only restored what was lost. The house needed the claim handled — and deserved a better plan.
Scope of Work
- Insurance-claim restoration folded into a full remodel design
- Kitchen remodel opening to the dining space
- Living/dining bearing wall removed — flush beam, no soffit
- Master bath expanded into a curbless wet room — shower and soaking tub in one glass enclosure
- Second full bath remodeled
- New flooring throughout the home
Outcome
The owners invested beyond the claim on Autotelic’s advice, and the resale proved the math: the home sold at a profit a few years after the remodel. The finished photos on this page are from that resale listing.
